The Client:
A self-employed client with a successful business background who was relatively new to property investment when we first started working together. Initially, he owned only his main residence, but he was eager to grow a portfolio through a strategy of Buy, Refurbish, Refinance, and Repeat (BRRR).
The Situation:
The client had purchased a 3-bed mid-terraced property using bridging finance (arranged by the Aria team) and invested in a refurbishment to uplift its value. With the works completed, he required a day one remortgage based on the new, higher valuation of £300,000 to access capital for his next project.
A key challenge was finding a lender and a valuer who understood and supported the client's strategy, something not always available through high street lenders, which often take a more conservative view.
Our Solution
With a clear understanding of the client's objectives, we sourced a lender known for their flexibility and commercial approach. They were comfortable with the BRRR model and had valuers on panel with a more investor-friendly appetite.
The product secured was a 20-year buy-to-let mortgage at 5.19%, with a loan amount of £229,500 representing 75% LTV. From application to completion, the process took 10 weeks.
