The following case study is an excellent example on the unique approach we take to lending and look at the personal circumstances involved in such an application. The client stood the chance od missing out of moving closer to her son, that she desperately need to do, so we had to move with great speed to ensure this happened. Using bridging loans in cases like this was their original purpose when they were created decades ago. 

The Client:

The client was retired and looking to move from her current home to be closer to her son. Unfortunately, her house was affected by mundic block (a cause of deterioration in concrete due to the decomposition of mineral constituents within the aggregate). The client wanted to buy a Cornish Unit type property (a prefabricated house built in the UK as a cheap housing solution after the Second World War). Obtaining a mortgage for either properties can present a challenge especially when using a High Street lender. In fact, the client had approached several brokers and lenders but failed to obtain a mortgage on her new property, and as result the house she had put in an offer to buy had been put bank on the market.

The client was devastated as due to personal circumstances, client needed to move closer to her son as soon as possible. 

The Situation:

The client needed a bridging loan of £120,000 in order to buy the new property as two previous purchase offers of her current home had fallen through due to the mundic block. Both properties would require a specialist funding due to their condition and she would need a broker that would be able to act quickly as she was afraid of missing out of her much-needed move.

Our Solution:

For us at Aria Finance, financing is more than completing "the deal", it's understanding the situation and personal circumstances of the individual(s), a genuine concern about their wellbeing and doing what we can to help. An initial phone call was made to the client so we could understand her personal situation and why the move need to happen so quickly. As a result, we decided to assign her a dedicated person to act as a single point to contact to help allay her fears and concerns during the application process. By reaching out and talking to client, sometimes several times a day, we were able to help calm her nerves and anxiety. 

We spoke to one of our underwriters and discussed the issues with the properties and explained the situation and the urgency required.  We were advised that we typical don’t secure a loan on a property with the issues they had, but given the personal circumstances and the urgency, the decision was made to extend the bridging loan and secure it on the client’s home.  

Benefit:

Taking the time to talk to the client and guide her through the process was extremely important to getting the loan over the line.  We helped her solicitor as well, as he hadn’t worked with a bridging loan before.

Result:

The expertise of our team and extensive panel of lenders meant that we were able to quickly identify a suitable lender and complete the case in just 23 working days, meaning that our client was to secure the property close to her son without the delay of waiting for the sale of her existing property to complete.
